Hotel lobby at dusk with layered architectural lighting and concealed ceiling technology

01 / Environment · Hotels & Resorts

Guest experience in front. Quiet infrastructure behind it.

Guest-room technology, hotel Wi-Fi, security, audio visual and life-safety infrastructure for hotels and resorts across the UAE.

02 / Two worlds

One property runs two very different technology briefs at the same time.

Guest-facing technology is judged on consistency and invisibility. Back-of-house is judged on whether the engineering team can operate it. The two need different interfaces and different levels of exposure — but they share the same cabling, networks, security and communication infrastructure.

Guest-facing /

  • Guest-room control

Lighting, temperature and curtains arriving in the same predictable state in every room.

  • Guest wireless

Surveyed, controller-managed coverage designed for full houses and event days.

  • In-room and event AV

Rooms, ballrooms, meeting spaces and F&B outlets with their own audio and display strategy.

  • Door communication

Door stations, room telephony and guest-facing communication that simply works.

Operational /

  • Operational networks

Staff devices and property systems on their own segmented paths and capacity.

  • Security and surveillance

Coverage across guest, public, service and perimeter areas with usable retention.

  • Access control

Staff, service and plant areas managed against roles rather than keys.

  • Building management

HVAC, lighting and energy on a head-end the engineering team can read.

03 / One property, one infrastructure

Both worlds meet in the cabling, the fibre and the equipment rooms.

Structured cabling, riser design and the fibre backbone between the main equipment room and floor distribution points set the ceiling for everything that follows — sized for the property's expected device density and for later refresh cycles, not just for the opening system list.

Outcome /

One property, one infrastructure, two experiences.

Guests see consistency and quiet. The engineering team sees something they can read and run.

Conceptual hospitality diagram: guest-facing systems and operational systems both run on one shared structured cabling plant, fibre backbone and floor distribution, then separate again into segmented guest, staff and building-system networks with defined interfaces and prioritised life-safety signals.

05 / The project team

Who we report to on a hospitality programme.

Owners and operators
Guest experience that is consistent room to room and night to night, operational continuity during trading, and systems the property engineering team can read, adjust and maintain long after opening — with the documentation to support them.
Developers
Infrastructure sized for the life of the asset rather than for opening day: cabling and containment with headroom, equipment environments that can take later generations of hardware, and a documented handover that survives changes of operator or engineering staff.
Architects and hospitality designers
Guest-facing technology integrated into the interior rather than applied to it — controls, displays, speakers, door stations and readers positioned and finished to your intent, with equipment kept out of guest sightlines but still serviceable.
IT, ELV and MEP consultants
System architecture, coverage and capacity, network segmentation, interface schedules, testing and commissioning plans and as-built documentation — delivered against your specification and coordinated with the other services.
Project management consultants
A technology package with defined deliverables, a programme that fits the wider construction and pre-opening schedule, and clear reporting on progress, interfaces and commissioning readiness.
Main contractors and fit-out contractors
Zentrum can be considered for appropriately defined ELV and integrated technology packages on hospitality projects. Bounded scope, coordinated sequencing with the other trades, phased work in trading areas, and the testing, commissioning and documentation your contract requires.

06 / Delivery

New build, refurbishment, or a property still trading.

New build

Coordinated from design stage with the operator's stated fit-out requirements, the consultant's specification and the interior design intent — then delivered in sequence with the construction and pre-opening programme.

Refurbishment

Floor-by-floor phasing, night works and area-by-area commissioning, with clear reinstatement so rooms and outlets return to service on schedule and trading areas keep trading.

Trading property

Assessment, targeted upgrades and continued technical support for systems already installed, planned around the operation rather than against it.

Guest and staff separation
Guest networks, staff networks and building systems kept properly segmented — so guest traffic and operational traffic never compete for the same path.
Handover the engineering team can use
As-built drawings, cable schedules, points lists, O&M manuals and hands-on training, plus handover records and product documentation.

08 / Common questions

What hospitality owners and project teams ask us.

When should technology be coordinated on a hotel or resort project?

At design stage, alongside the MEP and interior packages. Riser space, equipment rooms with power and cooling, floor distribution points, containment routes and device positions in guest rooms and public areas all have to be reserved before the building is closed up. Pre-opening is the point at which technology is commissioned and trained on, not the point at which it should first be planned.

How should guest connectivity and operational networks be approached?

As one designed infrastructure with strict separation. The physical cabling and wireless estate is planned once, surveyed for the actual building and occupancy, then logically segmented so guest traffic, staff devices and building systems each sit on their own path with their own capacity and access rules. Designing them as two unrelated projects is what produces guest Wi-Fi that collapses on a full house.

Can Zentrum work as a specialist package contractor under a main contractor?

Yes. We work as a specialist technology and ELV integrator on defined subcontract packages, coordinating with the other trades on site, working to the consultant's specification where one is appointed, and delivering the testing, commissioning and documentation set the main contract requires.

How is work phased in a property that is already trading?

Floor by floor and area by area, with night-work windows where the operation requires them. Rooms and outlets are taken out of service in agreed blocks, reinstated and returned on schedule, and commissioning is done area by area rather than in one property-wide event — so refurbishment work runs without closing the property.
