02 / The premise

Systems age faster than buildings do.

A building technology environment is not finished at handover. Occupancy changes, device counts climb, firmware moves on, hardware reaches the end of support, and the people who understood how it was configured move to another property. None of that is failure — it is simply what happens to a system that is in use.

What matters is that the system stays usable, documented, supportable and fit for the environment it serves. Most of the problems we are called into are not broken products. They are undocumented configurations, infrastructure that was sized for a smaller building, and changes made over the years by whoever happened to be available.

We approach that the same way we approach a new project: understand the environment, establish what is actually installed, agree a scope, and leave a record behind.

03 / What support covers

Six kinds of work, all defined before they start.

Every item below is delivered within a scope agreed for the specific property. We would rather define the work precisely than describe it in general terms.

  • Preventive review

    Periodic inspection of the systems, equipment, connections, configuration and physical infrastructure included in an agreed scope — before a fault becomes an outage. Findings are recorded rather than simply actioned and forgotten.

  • System health assessment

    A read on current condition: recurring issues, capacity constraints, configuration drift, ageing hardware, documentation gaps and the areas that genuinely need attention first. Useful on its own, whether or not further work follows.

  • Corrective work

    Diagnosis and correction of identified faults and deficiencies, within our capability and within the scope agreed for the property. Where a fault sits outside that scope, we say so and explain what it would take.

  • Upgrades and improvements

    Replacement or improvement of components and infrastructure that have become inadequate, unsupported or obsolete — often the more sensible route than a full system replacement, and usually possible in stages.

  • Documentation

    Preparing or updating system records, as-built information, cable schedules, device schedules and equipment inventories where these are within scope. An undocumented system is expensive to own and hard for anyone to support.

  • System expansion

    Supporting additions and changes to an existing technology environment — extra devices, additional areas, new floors or outlets, changed occupancy — designed to fit the infrastructure that is already there.

Existing systems deserve a proper starting point.

Before recommending maintenance, correction or replacement, the sensible first step is to find out what is actually there. That review is a piece of work in its own right — it produces a written picture of the environment, not a sales visit.

What needs correcting, what should be improved, and what can reasonably wait.

Whether we can take on ongoing responsibility for a particular installation depends on what the assessment finds — the systems involved, their condition, the documentation available and the access we would have. That is a conversation to have after the review, with the facts in hand, rather than a blanket commitment made in advance. Where the right answer is a staged improvement, a partial replacement or simply better documentation, we will say so.

Well-delivered systems are cheaper to keep.

Labelled cabinets, accurate as-built drawings, cable and device schedules, recorded configurations and a proper orientation session are not paperwork. They are the difference between a fault that is diagnosed in an hour and one that starts with tracing cables.

The same is true of headroom: containment, backbone and equipment environments sized for the life of the building rather than for the opening system list. Every project we deliver end to end is designed with the support years in mind, which is why delivery and maintenance are one continuous relationship here rather than two separate transactions.

What owners and property teams ask us.

What types of technology systems can Zentrum support?

The disciplines we design and install: building automation and BMS, CCTV and access control, structured cabling, fibre and network infrastructure, equipment rooms, Wi-Fi and wireless estates, audio visual systems, and IP telephony, intercom and public address. Life-safety work is limited to infrastructure and coordination within a confirmed scope — statutory inspection and certification are separate regulated activities.

Can an existing system be assessed before any work is recommended?

Yes, and that is usually the right way to start. An existing installation can be reviewed to establish its condition, installed architecture, configuration and limitations, and to define an appropriate scope from there. The review stands on its own — you end up with a written picture of the environment whether or not further work follows.

Can older systems be upgraded rather than completely replaced?

Often, yes. Cabling, containment and backbone infrastructure frequently outlive the equipment connected to them, so the practical route is usually to replace unsupported or undersized components in stages while keeping the infrastructure that is still sound. A full replacement is worth considering when the underlying infrastructure cannot carry what the building now needs — the assessment is what tells you which situation you are in.

When should a network or Wi-Fi system be reviewed?

When the way the space is used has changed since it was designed — higher occupancy, more devices per person, new floors or areas in service, a fit-out that moved walls, or complaints that concentrate in particular areas or particular times of day. Wireless is designed against an assumed density; when that assumption stops being true, no amount of equipment replacement fixes it without a fresh survey.

Can maintenance be planned during the original project?

Yes, and it is worth doing. Decisions taken at design stage — containment and backbone headroom, equipment room provision, labelling standards, the documentation set produced at handover — determine what supporting the system costs later. Raising it during delivery costs nothing; retrofitting it afterwards is the expensive version.
