When should architects involve an ELV and technology integrator?

As early as concept design, and no later than the point where ceilings, risers, joinery and structure are being fixed. Technology rarely fails a project on product selection — it fails on space, pathways and access that were never allowed for.

Why the timing matters more than the specification

Low-voltage and building technology systems are unusual among the trades: almost all of their cost and risk is decided before any equipment arrives. Cameras, access readers, speakers, access points, keypads and control panels are small objects, but each one needs a route, a backbox, a mounting condition, a power source and a place to terminate. Those are architectural decisions, not electronic ones.

When a technology integrator joins at tender or, worse, on site, the building has already answered those questions by omission. The result is visible: surface trunking on a feature wall, an access point mounted where the ceiling detail did not want one, a rack squeezed into a store cupboard with no ventilation, a keypad next to a light switch instead of aligned with it.

What to coordinate at each project stage

  • Concept. Establish the ambition — is this a wired, fully integrated building, or a lighter installation? That single decision drives containment volume and riser sizing.
  • Schematic design. Fix equipment room locations, riser positions, and the principle of how horizontal pathways cross the plan. Rooms are cheaper to move on paper than shafts are on site.
  • Detailed design. Coordinate device positions against reflected ceiling plans, wall elevations, joinery drawings and lighting layouts. This is where visible interfaces get resolved.
  • Pre-construction. Confirm first-fix containment, backbox types and cable routes with the electrical contractor before slabs and blockwork close.
  • Fit-out and completion. Second fix, configuration, commissioning and handover records.

The five coordination items that cause the most late change

  • Pathways and containment: routes for data, security, AV and control cabling that do not collide with mechanical services or structure.
  • Equipment locations: racks, panels and head-end positions with ventilation, power, access for maintenance and enough depth in front of the rack to actually work.
  • Ceiling and wall coordination: access points, detectors, speakers and cameras compete with lighting, sprinklers and diffusers for the same ceiling zone.
  • Visible interfaces: keypads, touch panels, intercom stations and readers are part of the interior, and their heights and alignments belong on elevations.
  • Device placement logic: a camera position that reads well on a plan may be blocked by a column, a tree or a door swing in reality.

What early involvement is — and is not

Early involvement means an integrator reviewing drawings, flagging spatial and pathway implications, and giving the design team the information it needs to keep the building coherent. It does not mean the integrator designing the building. Zentrum works to the architect's intent; the coordination role is to protect that intent from being eroded by services that were considered too late.

  • Treating ELV as a single line item to be resolved during procurement.
  • Sizing an equipment room around today's rack count with no spare capacity.
  • Leaving device positions as generic symbols with no elevation coordination.
  • Assuming wireless removes the need for cabling — access points, cameras and readers all still need cable.
  • Fixing finishes before confirming which surfaces need penetrations or backboxes.

What should be decided before construction

Before first fix, a project should be able to answer: which systems are in scope, where the equipment rooms and risers are, how horizontal routes run, which devices appear on which ceilings and walls, and who is responsible for containment. If those five answers exist and are drawn, the rest of the technology package becomes a straightforward delivery exercise rather than a series of negotiations.
