Planning technology infrastructure for a new villa

Start with pathways, equipment locations and network backbone — the parts that are effectively permanent — and let system choices follow. Nothing in a villa needs to be decided all at once, but the routes and spaces do.
Infrastructure first, systems second
A villa's technology outcome is set long before anyone chooses a brand. Conduit routes, backbox positions, a properly located equipment cupboard and a cable run to every place that might one day need one — those decisions are made during structure and first fix, and they are expensive to revisit afterwards. The systems that sit on top can be added, upgraded or replaced over time if the infrastructure allows it.
A useful test during design: if the owner changed their mind in five years, what would still be possible without opening a wall? Everything that fails that test should be resolved now.
Wired and wireless dependencies
Wireless is a delivery method, not an escape from cabling. Access points, cameras, intercom stations, door controllers and most control processors are wired devices that happen to serve wireless users. Villas in the UAE are typically built in concrete and stone with heavy internal walls, so a wired backbone to well-chosen positions is what makes wireless coverage behave.
Sensible allocation: anything fixed, critical or bandwidth-heavy is wired. Anything mobile, temporary or lifestyle-driven can be wireless. Battery-powered devices are convenient but add a maintenance task the household will inherit.
System by system — what to plan for
- Networking. A central rack, structured cabling to every room, and a backbone between floors or wings. This is the non-negotiable layer.
- Wi-Fi. Access point positions coordinated with the ceiling plan, including terraces, majlis and pool areas if they are used.
- Automation. Lighting, climate, shades and scenes. Decide the depth of control per room rather than applying one level everywhere.
- CCTV. Perimeter, entrances and approach routes, coordinated with landscaping and external lighting.
- Access control and intercom. Gate, main entrance and staff access, with the interface positioned where people actually arrive.
- Audio visual. Media rooms, distributed audio, outdoor areas — each with equipment locations and heat dissipation considered.
- Communication. Intercom, door stations and, where relevant, in-building coverage for mobile signal.
None of these are mandatory. A villa can be excellent with two of them done properly and nothing else. The point of early planning is that choosing later remains possible.
Equipment locations and maintenance
Equipment needs somewhere to live: ventilated, accessible, not in a bedroom wardrobe, not in an unconditioned roof space, and reachable without moving furniture. Plan for a rack position with power, cooling and space in front of it. Every future service visit — replacing a switch, adding a camera, upgrading a controller — becomes either simple or disruptive based on this one decision.

- Choosing products before the plan is fixed, then discovering the layout does not suit them.
- One access point in a hallway for a three-storey villa.
- An equipment cupboard with no ventilation, or one that becomes storage after handover.
- No spare containment capacity, so any addition means surface work.
- Systems installed by different parties with no agreement on who owns the network.
Decide these before first fix
The rack location and its services; the containment strategy and spare capacity; the cabling schedule per room; access point and camera positions on the ceiling and site plans; the depth of lighting and climate control per area; and who will maintain the result. Everything else can follow the programme.
